Brown + Wallace undertook full pre-acquisition building survey due diligence as part of the acquisition of the five storey and basement mixed use Category ‘C’ Listed building.
Acting on behalf of the purchaser, B+W were instructed to undertake the technical due diligence and prepare a Building Survey report outlining the present condition of the building, any defects to the building fabric and to prepare budget costs for immediate repairs including anticipated expenditure on upgrading the premises.
The building comprised of two retail units and four floors of office accommodation with a total of seven individual tenants at the time of purchase.
As part of the technical due diligence, B+W reviewed each individual tenant’s leases to provide the purchaser with an assessment of accrued dilapidations and apportionment of building fabric repairs.
Thereafter Brown + Wallace prepared and publish the Building Survey report within 10 working days of instruction.
